Before your appointment, please review our tips to ensure the best possible outcome for your listing:
Important Notes:
Remove pets and pet beds/toys for the shoot (pets cannot be onsite while our photographer is present due to safety).
Tidy the yard — mow the lawn, sweep the porch, and hide hoses.
Open patio umbrellas & stage outdoor seating for lifestyle appeal.
Make sure your house numbers are visible from the road.
Park vehicles down the street — no cars in the driveway or along curb!
Home owners and occupants should plan to be away from the property while we shoot.
✨ General Cleanliness & Decluttering
Declutter countertops in kitchens and bathrooms — less is more!
Hide trash cans and pet bowls — they're distracting in photos.
Make all beds with smooth, hotel-style bedding.
Remove personal photos or anything with names/faces visible.
Clear off refrigerator doors (magnets, papers, calendars).
Vacuum & sweep all floors before your appointment.
Put away laundry, clothes, and hampers in all rooms.
🪟 Windows, Lighting, and Ambience
Open blinds & curtains to let in natural light.
Replace burnt-out light bulbs and use matching colors (no mix of warm/cool).
Turn on every light in the home — even lamps and under-cabinet lighting.
Clean windows & mirrors for a sparkling look.
Wipe down glass surfaces — tables, doors, showers.
🍽️ Kitchen & Dining Area
Remove all cleaning supplies, soaps, and sponges from the sink.
Wipe down all appliances — stainless steel shines in photos!
Set the dining table with simple, elegant place settings or a centerpiece.
🛁 Bathroom Touches
Put down toilet seats & lids — always!
Remove shampoos, razors, etc. from showers/tubs.
Fold towels neatly or remove them altogether.
Wipe down glass showers & fixtures to eliminate water spots.
🛏️ Bedrooms & Living Areas
Tuck cords out of sight from TVs, lamps, and chargers.
Remove extra furniture if it clutters the room or blocks natural light.
Stage with simple decor like pillows, throws, or a small plant.
Ensure all light switches and doors are clean — those details show.
